The Downsizing Strategy Session
One hour. Both moves. One written plan. When a family starts talking seriously about the family home, the most useful next step is rarely a listing — it is a clear picture of what is actually possible. That is what this session is for. No cost, no obligation, and no pressure at any step; that is the whole point of how I work.
What the hour covers
Downsizing is a two-sided move — a sale and a purchase that have to work together. In one sitting, around your kitchen table or by video, we walk through both sides:
- What the home would realistically sell for — a grounded range based on recent comparable sales, and what selling actually costs in Alberta, so the budget for the next chapter is real rather than guessed.
- What the next home could look like — villas and attached bungalows, 55+ and adult-living condominiums, lake communities, or a smaller detached home. What each costs, what condo fees really buy, and which trade-offs matter.
- The sequence — sell first or buy first, how possession dates are lined up, and how families avoid moving twice or carrying two homes longer than they need to.
- The timeline that fits your family — whether that is this spring or two years from now. Done well, this decision takes months, not days, and the plan respects that.
- Who does what — including the professionals worth knowing about, from real estate lawyers to senior move managers who handle sorting and packing as their whole profession.
You leave with a written one-page plan: the numbers, the options, the sequence, and the next small step — which the family owns, on the family’s schedule. Deciding nothing is a perfectly acceptable outcome.
Who should be in the room
The homeowners — and anyone the homeowners want there. Adult children are genuinely welcome, in person or joining by video from another city. Many families book this session as the practical follow-up to their own family meeting: once everyone agrees the topic is worth exploring, this is where the exploring happens with real numbers instead of guesses.
One principle carries through the whole session: the decision belongs to the homeowner. My role is to make the picture clear, not to hurry anyone through it.
How it works
- Send the request below. A sentence or two about your situation is plenty.
- We have a short call first. Ten minutes to hear what matters to your family and set a time that works for everyone who wants to join.
- The session. Sixty to ninety minutes, at your home or by video. Questions are encouraged; nothing is signed.
- You receive the written plan. Yours to keep and discuss privately, whatever you decide — including deciding to stay put.
Common questions
Is there any cost or obligation?
No. The session is free, there is nothing to sign, and it does not commit you to selling, buying, or working with me. The written plan is yours either way.
Do we need to be ready to sell?
No — and most families who book this are not. The most common starting point is six months to two years out. Early is the ideal time to get the real picture, because it gives every later decision room to breathe.
Can family members join from out of town?
Yes. Sessions regularly include an adult child joining by video from another city. If it helps the family be on the same page, it helps the plan.
What should we prepare?
Nothing is required. If you want to make the hour count, a rough sense of your questions helps — and if concerns have come up in family conversations, bring those. Concerns written down are exactly what the session is built to address.
