  5. Offers and negotiation. I present and negotiate every offer to get you the best price and terms, conditions included.
  6. To the closing table. Once conditions are met, your lawyer handles closing and you move on to what’s next.

How do you decide on a listing price?

From evidence, not guesswork. I look at what comparable homes have actually sold for recently in your area, adjust for your home’s condition and features, and factor in current market conditions. The goal is a price that attracts strong interest early — overpricing usually costs you more in the end than pricing it right from the start.

What should I fix or upgrade before selling?

Usually less than people expect. I’ll give you a focused list of the touch-ups and cleaning that return more than they cost, and steer you away from expensive renovations that rarely pay back at sale. Fresh, clean, and decluttered beats costly and over-improved almost every time.

How long will it take to sell?

It depends on price, property type, season, and the current market. When we look at your home together I’ll give you a realistic range based on what’s actually happening for homes like yours right now, rather than a number designed to win your listing.

Should I sell before I buy my next home?

Often yes in today’s Calgary market — selling first tells you exactly what you have to work with and makes you a stronger buyer, with a longer completion or short rent-back to bridge the gap. But the right answer depends on your situation, and it’s one of the first things we’ll map out together.
