Adult living

55+ & adult-living communities

Adult-living buildings and complexes offer quiet neighbours at the same stage of life, amenity spaces, and an easy, built-in sense of community. Alberta’s age-restriction rules make these legally enforceable, and the popular ones run waiting-list tight.

Odyssey at Westman Village

Mahogany (SE) · resort-style lake living with an extensive amenity centre — pool, dining, and a beach club. The premium end of adult living in Calgary.

The Sierras communities

Evergreen (SW), Country Hills (N) & more · well-established adult condos known for strong amenities and active resident communities.

Sanderson Ridge

Evergreen (SW) · upscale 40+ condos with woodworking shop, pool, and guest suites — a favourite for hobbyists.

The Aviemore

McKenzie Towne (SE) · adult condo living in one of Calgary’s most walkable, amenity-rich communities.

Sienna Park Green

Signal Hill (SW) · adult condos close to shopping, transit and the ridge’s green space — convenience without the car dependence.

Villa & bungalow neighbourhoods

Prefer to keep the feel of a house — single-level living, a garage, maybe a yard — without the age restriction? These established communities have the best stock of villas and bungalows, close to hospitals, transit and long-standing amenities.

Signal Hill / Sienna (SW)

Villas & walk-ups near every amenity

Evergreen (SW)

Villa complexes & adult condos, ridge views

Also strong for villas & bungalows: Palliser, Cedarbrae, Brentwood, Arbour Lake, Scenic Acres, Millrise and McKenzie Towne. Villa supply is concentrated in the SW and SE — the NE has very few — and because owners tend to stay for decades, the best units sell fast and often quietly.
