Pre-approvals, offers, inspections, conditions, deposits: it’s a lot of new language for the biggest purchase of your life so far. My job is to make it feel manageable, explain every step in plain English, and make sure you buy well — not just quickly.

Your first-home roadmap

  1. Get pre-approved. A mortgage pre-approval tells you your real budget and locks a rate hold while you shop. We start here so every home you view is one you can actually buy.
  2. Define your must-haves. Location, commute, home type, and the difference between “need” and “nice-to-have” — so we search with focus.
  3. Tour and learn. We see homes, and I teach you what to look for: good bones, red flags, resale potential, and condo documents when they apply.
  4. Make a smart offer. I handle price strategy, conditions, and negotiation to protect you — inspection and financing conditions included.
  5. Due diligence. Inspection, financing sign-off, and reviewing any condo documents before your purchase becomes firm.
  6. Keys in hand. Your lawyer closes the deal, and you get the keys to your first home.

Calgary’s quiet advantages for first-time buyers

Buying your first home here comes with real perks worth knowing about:

  • No land transfer tax in Alberta. Unlike Ontario or B.C., where first-timers can pay thousands in transfer tax, Alberta buyers pay only a small land titles registration fee — a few hundred dollars. That’s real money kept in your pocket.
  • The First Home Savings Account (FHSA). A registered account that lets you save for a first home with a tax deduction going in and tax-free growth coming out. If you haven’t opened one, it’s often worth doing early.
  • The RRSP Home Buyers’ Plan. Lets eligible first-time buyers borrow from their RRSP toward a down payment, repaid over time.
  • Attainable entry points. Calgary still offers condos, townhomes, and starter homes at prices that make a first purchase realistic — something that’s become rare in Canada’s largest cities.

Common first-timer questions

How much do I need for a down payment?

Less than most people think. In Canada the minimum starts at 5% of the purchase price for lower-priced homes, with more required as prices rise. A larger down payment lowers your monthly cost and can remove mortgage insurance, but you don’t need 20% to buy. A pre-approval will show you exactly what your situation allows — let’s start there.

Should my first home be a condo, townhome, or house?

It depends on your budget, your commute, and how much maintenance you want. Condos and townhomes get you into the market at a lower price with less upkeep; a starter house gives you space and land but more responsibility. We’ll weigh the trade-offs against your real life — not a one-size-fits-all rule.

Do I pay for your help as a buyer?
