“When’s the best time to downsize?” is one of the questions I hear most — and the honest answer is that there are really three different timings hiding inside it: the market, your life, and the season. They matter in that order, and the good news for Calgary homeowners is that in 2026, all three happen to line up unusually well.

1. Market timing: why 2026 is a rare window

Here’s something most homeowners don’t realise: downsizers care about two markets at once — the one they’re selling into and the one they’re buying into. And right now those two markets are moving in opposite, favourable directions. As of June 2026, the benchmark detached home in Calgary sits at $750,500 (CREB®), holding roughly steady year over year. Meanwhile the benchmark apartment condominium is $299,000, down about 9% from a year ago on a surge of new supply, with row and townhouse prices also softening.

In plain terms: you’re selling your larger home into a steady market and buying your smaller one into a discounted, buyer-friendly one. That spread is exactly what a downsizer wants, and it’s the opposite of what buyers faced in 2023–24. It won’t last forever — supply gets absorbed, cycles turn — which is what makes this a genuine window rather than a permanent feature. 2. Life timing: the one that actually matters most

I’ll be straight with you: no market window is worth downsizing before you’re ready, and no market is a reason to wait if your life is telling you it’s time. Life timing beats market timing. The signals worth paying attention to are the practical ones — stairs starting to matter, maintenance eating your weekends, rooms you heat but never use, equity locked up while your cash flow feels tight — and the aspirational ones, like wanting to travel or be closer to family. When several of those are true at once, it’s time to at least explore.

And here’s the one piece of timing advice I’d underline: the most expensive mistake in downsizing is waiting too long. The hardest moves I’ve seen were the rushed ones — forced by a health event, with no time to sell well or choose carefully. 3. Seasonal timing: when to list in Calgary

Once you’ve decided this year is the year, the season shapes the details. Calgary’s market has a rhythm: spring (roughly March to June) is traditionally the busiest, with the most buyers out and homes showing at their best as the snow clears. Early fall brings a second, serious wave of buyers before the holidays. Winter has fewer buyers — but also fewer competing listings, and the people shopping in January tend to be motivated, not tire-kickers.
